1. Build Your Investor Trust Engine

Before anyone wires you six figures, they’re Googling you.

So ask yourself:

“If an investor landed on my online presence today… would they trust me with their money?”

If not, fix that.

  • Create a simple landing page that tells your story, explains your philosophy, and highlights real proof
  • Publish weekly value-based content—think market insights, investor education, and credibility stories
  • Stop pitching. Start positioning. Let them come to you with interest

2. Run the Pre-Deal Pulse Test

You don’t need a deal to get investor interest.

Reach out to your list like this:

“I’m lining up capital partners for something in the [multifamily / distressed / market-specific] space. It’s early, but would you be open to reviewing something if it fits your investment profile?”

This does two things:

  • It opens the door without pressure
  • It identifies who’s warm and who needs more education

Now you know who’s real—and who’s just browsing.

3. Set Up a Simple Demand Funnel

Forget the fund. You just need a system to capture and segment investor interest.

Try this:

  • Build a lead magnet: “What Smart Passive Investors Need to Know About Deploying Capital in [Asset Class]”
  • Route those leads into a short email sequence that educates and invites them to a private call
  • Tag them by interest level: Warm, Ready, or Watch

This becomes your capital pipeline. Before you ever need it.

And when that perfect deal shows up?

You’re not pitching. You’re allocating.

Bottom line: Deals don’t attract capital. People do.

The better you position yourself, the easier capital becomes.
